Hey — welcome back to Ray Phoenix AI.

Two weeks ago I covered 3 AI tools saving small business owners 5+ hours a week.

Last week I went deeper on Claude and how to set it up properly.

This week I want to talk about the single biggest mistake I see small business owners make with AI — because it's the reason most people try it once, get a bad result, and never go back.

The mistake:

Asking AI vague questions.

"Write me an email."
"Help me with my listings."
"Give me some ideas."

Vague question. Vague answer. Useless result.

This is why real estate agents try AI once, get something generic, and go back to writing everything manually.

It's not the tool. It's the question.

The fix — the CRAFT formula:

Every time you use Claude, give it these 5 things:

C — Context
Tell it about your business first.
"I'm a real estate agent specializing in first time home buyers in the Dallas Texas area."

R — Role
Tell it what role to play.
"Act as my professional real estate copywriter."

A — Action
Tell it exactly what to do.
"Write a follow up email to a potential buyer who attended my open house last Saturday but hasn't responded to my follow up."

F — Format
Tell it how you want the output.
"Keep it under 5 sentences. Professional but approachable."

T — Tone
Tell it how it should sound.
"Warm and helpful. Not pushy or salesy."

Put it all together:

"I'm a real estate agent specializing in first time home buyers in the Dallas Texas area. Act as my professional real estate copywriter. Write a follow up email to a potential buyer who attended my open house last Saturday but hasn't responded to my follow up. Keep it under 5 sentences. Professional but approachable. Warm and helpful — not pushy or salesy."

That single prompt produces something you can send immediately.

No editing. No rewriting. Just send it.

3 more real estate prompts to save right now:

Listing description:
"I'm a real estate agent in [city]. Write a compelling listing description for a 3 bedroom 2 bathroom home with a renovated kitchen, large backyard, and quiet neighborhood. Keep it under 150 words. Warm and inviting tone."

Expired listing outreach:
"I'm a real estate agent. Write a cold outreach email to a homeowner whose listing recently expired with another agent. Position me as a fresh perspective with a proven approach. Keep it under 5 sentences. Confident but not arrogant."

First time buyer guide intro:
"I'm a real estate agent specializing in first time buyers. Write a warm welcome email for new clients who just signed with me. Reassure them, set expectations for the process, and let them know I'm with them every step of the way. Under 150 words."

The difference in real numbers:

Vague prompt result: generic, sounds like every other agent, needs 20 minutes of editing before you'd send it

CRAFT prompt result: sounds like you, specific to your market, ready to send in 30 seconds

This week's challenge:

Pick one email you've been putting off this week — a follow up, a cold outreach, a listing inquiry response.

Use the CRAFT formula above.

Send it before Friday.

Hit reply and tell me what happened — I read every single response and reply to most of them.

See you next Tuesday.
